Beverlywood | Cheviot Hills

 

Beverlywood is located a few blocks south of Beverly Hills on the Westside of Los Angeles. Developed by William H. Leimert in the 1940s, Beverlywood was the first Los Angeles neighborhood to have its character enshrined in Covenants, Conditions, & Restrictions—parameters that guide housing style, size, and color. These CC&Rs are administered by the Beverlywood Home Owners’ Association, which recognizes the neighborhood as being bounded by Pico-Robertson to the north, Crestview, La Cienega Heights, and Reynier Village to the east, Castle Hills to the south, and Cheviot Hills to the west. The Los Angeles Times’ Mapping L.A. project recognizes Beverlywood’s borders as extending to Mid-City in the east and Palms in the south, which would include the neighborhoods of Castle Heights and West Helms—neither of which are subject to the Beverlywood HOA’s CC&Rs.

Niche ranks Beverlywood as the best neighborhood to live in Los Angeles, as well as the best neighborhood for raising a family. Its streets are quiet and residential, with private parks and outstanding public schools. Cheviot Hills’ Hillcrest Country Club stretches along Beverlywood’s northwest boundary, with a Willie Watson-designed 1920s golf course that has been played on by a long list of famous Hollywood names.

Beverlywood offers an easy commute to most places within the Los Angeles area while being a peaceful place to call home. Residents include young families, urban professionals, and those who have lived here their whole lives.

Young families are attracted to Beverlywood’s excellent public schools. Castle Heights Elementary is a California Blue Ribbon Award Winner and has test scores far above the state average. Larchmont Charter serves grades K through 12 and is the best-rated public charter school in the Los Angeles area.

There are several restaurants along Robertson Boulevard, and standouts include The Ivy’s colorful Dolce Isola—a bakery and restaurant with outdoor seating—and intimate French-American eatery A Food Affair. More shops and restaurants are located along Pico Boulevard a few blocks to Beverlywood’s north, including Jewish delicatessen Factor’s Famous Deli and kosher hot dogs and pastrami sandwiches at Jeff’s Gourmet Sausage Factory.

Hero Complex Gallery is a pop culture art venue showcasing the work of thousands of talented artists. HCG has partnered with major film studios including Disney, Dreamworks, Marvel, and 20th Century Fox to stage special shows and exhibitions.

Beverlywood still retains some attractive mid-century single-family homes and charming 1920s Spanish cottages, though many older properties have been torn down and replaced with lavish custom-builds exhibiting varied architectural styles.

The Beverlywood HOA maintains a number of private neighborhood parks dotted throughout Beverlywood. These green spaces are gated and only accessible to residents.

 

 

 

 

 

Cheviot Hills is a suburban neighborhood on the Westside of Los Angeles. This peaceful community of spacious single-family homes is bordered by West Los Angeles and Century City to the north, Beverlywood and Castle Heights to the east, Palms to the south, and Rancho Park to the west. The contiguous green space of Rancho Park Golf Course, Cheviot Hills Park, Cheviot Hills Recreation Center, and Hillcrest Country Club extends along Cheviot Hills’ northern edge, providing plenty of opportunities for heading outside and enjoying the good weather year-round. Cheviot Hills is close to both Sony Pictures and 20th Century Fox studios and has been used as a filming location for many films and television shows. Most will probably recognize the neighborhood from Modern Family, as many exterior shots in the hit sitcom were filmed here.

Development of Cheviot Hills and its distinct subdivisions first began in the 1920s. One such subdivision is the affluent Monte Mar Vista, a 16-block stretch of homes built between the 1920s and ‘40s overlooking the park and golf courses to Cheviot Hills’ north. California Country Club Estates was developed in the 1950s on the former site of the California Country Club. This area is often referred to as New Cheviot, while the rest of the community is known as Old Cheviot.

 

Cheviot Hills’ proximity to major film studios has long made it a popular neighborhood among film and television executives, actors, and entertainers. Its abundant green space and relaxed suburban vibe also makes the neighborhood popular among young families.

This classic Californian suburb has family-friendly restaurants that capture the essence of small-town Americana. Marty’s Hamburger Stand has been in business since the 1950s, while The Apple Pan has been a Cheviot Hills institution since the 1940s. In 2012, National Geographic declared that The Apple Pan had the best burger in America. There are also modern international restaurants, with the omakase course at Sushi Zo being a standout.

Cheviot Hills is home to many young families, and the nearby businesses and public spaces reflect this. These include kid-friendly events and workshops at Palms - Rancho Park Branch Library and Children’s Book World, the latter of which stocks more than 80,000 titles.

Cheviot Hills has a variety of nearby cultural attractions. The Museum of Tolerance examines racism and prejudice throughout history, with an emphasis on the Holocaust. Rolling Robots offers workshops, events, and birthday parties for kids curious about technology.

Cheviot Hills is a highly desirable neighborhood with an eclectic architectural mix. Here, you’ll find elegant mid-century single-family homes, Mediterranean-inspired architecture, striking contemporary custom builds, and grand golf course-view estates.

The northern section of Cheviot Hills is wholly devoted to outdoor recreation. The challenging 18 holes at Rancho Park Golf Course are open to the public, and Hillcrest Country Club has an 18-hole Willie Watson course that has hosted Hollywood royalty including the Marx Brothers, Milton Berle, and Sidney Poitier in the century since it opened. The 40-acre Cheviot Hills Recreation Center’s sports facilities include 14 tennis courts.
